Abandoned goods and your duty under the Torts (Interference with Goods) Act 1977
If a tenant leaves goods behind without formally surrendering the tenancy, a landlord cannot lawfully dispose of them immediately. The correct approach - and the one we follow - is to take reasonable steps to trace the owner, give reasonable written notice of intended disposal (typically at least 28 days for goods of apparent value, shorter for low-value or perishable items), and retain evidence of that process. Where a tenancy has been properly surrendered, forfeited by court order, or the goods are clearly rubbish left after a clean break, we can proceed to clearance without delay, but we always document the reasoning on file.
Sharps and bio-hazard risk in voids
Voids linked to chaotic tenancies, hoarding, or drug use can contain discarded needles, bodily fluids, animal waste or decomposing food. Our crews carry sharps containers and wear appropriate PPE as standard on every void job, and any sharps or biological waste found is bagged, logged and disposed of via the correct clinical waste route - never mixed with general household waste.
Deep clean and pest check before re-let
Once a void is cleared, it should not go straight to re-let inspection without a deep clean and a pest check. Rodents, cockroaches and bed bugs commonly establish themselves in an unoccupied property, and clearing contents can actually disturb an existing infestation. We flag any signs found during clearance - droppings, nesting material, damage to skirting or pipework - so environmental cleaning and pest treatment can be scheduled before the property is shown to a new tenant.
